From the beginning we felt pushed to get through the process. When your application system was recording bad data (meaning, not what we typed) we were pushed to sign off anyway so things could progress. Then as it progressed, if ANYONE had told us in advance that we HAD to sign papers on Friday, May 23, (or even explain why Fri the 23rd was a likely date) we could have accomodated you up until the 18th (due to when the hotel would allow us to change dates) - but we didn't find out until May 21. At that point we were already ... read more

Business response:

I'm so sorry you felt pushed and rushed to complete the process. That was absolutely not my intention. When we were coordinating your closing, I simply stated that by not closing on the 23rd, your mortgage pay off wouldn't reach your servicer provider by the time your next payment was due. I wish you would have expressed your concerns about the degree of inconvenience this was causing you and we could have made alternate arrangements. As a mother, I understand how important those family trips can be to reconnect wi... read more

The underwriting process seemed unreasonable and onerous on a property with a LTV ratio of 8% with little explanation, and twice there was additional information required which extended the timeline

Business response:

Dear Leonard J T, Thank you for taking the time to provide your thoughts on your recent transaction. We can agree that loans with Loan-to-value so low, it may seem obvious at first glance that approving a loan should be simple. However, Secondary Market guidelines require a full review of applications and the supporting income, assets, and credit history in order to approve loans. While the strength of your loan-to-value is remarkable, other factors are required to be considered. The other items requested which caused de... read more

Deadlines were routinely missed, which almost forced me to lose house, as I had to request a loan contingency extension. Information from my end was provided instantaneously and timely but Omaha sat on information for weeks before acting. Further, members within the organization were routinely unavailable to take my call during crunch time. Matt did his best and this is not a direct reflection of Matt but rather the Omaha organization more broadly. My experience should have been far more seamless given my financial profile a... read more

Business response:

We appreciate your acknowledgment of Matt's efforts and regret that our organizational processes fell short of your expectations. Your feedback is invaluable, and we are committed to addressing these issues to improve our services. The mortgage approval process is a complex function, regardless of the apparent strength of a borrower. Mortgage companies and banks must follow strict underwriting requirements to insure the integrity of the lending process. We are grateful for your business and hope you are happy in your new ho... read more

I refinanced a mortgage with Mutual of Omaha Mortgage. Whitney was my loan originator. Here's my experience: • Good loan rate (+2 stars) • A recurring theme throughout the loan process was I’d receive an urgent message saying I had to respond right away or my loan might be delayed. But when I asked for subsequent status updates, I was told the next step was with a different department or company, and there was nothing they could do but wait. Neither loan officer (Whitney) or loan processor (Melissa) would provide estimates f... read more

Business response:

We appreciate your detailed feedback, Ephraim. It’s clear that your experience did not meet the expectations we strive to uphold. We apologize for any inconvenience caused by the communication challenges and process delays you encountered. Your concerns regarding the timing and responsiveness during the loan process are important to us, and we will address these internally with our team, including Whitney and Melissa. We also understand the frustration regarding the post-closing process and the transfer to a new servicer. Yo... read more

Don't bother publishing a phone number if you're not going to pick it up or return messages. I had 4 messages not returned, and my closing company had 3 messages not returned.

Business response:

We apologize for the inconvenience you experienced with our communication process. Your feedback is important to us, and we're committed to improving our response times. Please contact us directly at your earliest convenience so we can address your concerns and assist you further.

As mentioned previously, it was not Whitney that was the problem but the level of service and communication by her document provider Melissa (not clealy communicating status of 3rd party docs as internal slowdown and incorrectly filling out tax form delaying closing by 30 minutes) and the underwriting process (not understanding lady bird deed, not being upfront about jumbo loan, selling my mortgage without notifying and prior to closing, resigning docs multiple times). I would recommend Whitney but not Omaha of Mutual frankl... read more

Business response:

Thank you for sharing your feedback, Cristina. It's important to us to understand where improvements are necessary. We're sorry to hear about the communication issues and the problems encountered during the underwriting process. While we're glad to hear you had a positive experience with Whitney, we regret that the overall service didn't meet expectations. Your input is valuable to us as we strive to enhance our processes and provide better service in the future.

Ryan was excellent during origination. He was responsive, explained everything clearly, and offered a relatively competitive rate. He also suggested, after consulting his colleague, that our loan could be retained at Mutual of Omaha for at least a couple of years or until refinancing to prevent problems associated with the sale of servicing. We agreed in writing this is the plan and that even if MoO has the legal right to sell our loan, both parties expect the loan to be retained for at least 2-3 years or until refinancing, ... read more

Business response:

Jaroslav, your kind words mean a lot to me. I genuinely enjoyed working with you throughout your loan process, and making sure you felt confident in your offer and had all your questions answered was my priority. I appreciate you trusting me with your home financing needs, and it’s fantastic to hear you'd recommend me. I look forward to the opportunity to help your friends and colleagues as well.

I don't think the closing table was managed well. Mutual of Omaha gives up opportunities to serve their customers well and to give their customers a tailored experience. Their arms are tied by the practices of the title company and the title company doesn't seem to communicate well, which causes issues that cost the customer money. I needed to close and have my previous loan paid off before November 30th. Because issues with title were found too late in the process, we did not close until the second week of December.

Business response:

I appreciate your honest feedback, Katlin. I acknowledge the difficulties you faced during the closing process due to the issues with the title company. At Mutual of Omaha Mortgage, we strive to give our customers a seamless experience and I regret that we fell short in your case. Your experience has given us valuable insight and we will use it to review and improve our practices. We understand the importance of communication and timing in this process, and we apologize for the inconvenience caused by the late closure of yo... read more
