I just want to share my experience with Progress Residential Property Manager, LLC. I rented a home from them in summer of 2016. The house was nice but at the time they gave me the house to move in there were certain things that needed to be fixed which we agreed to move in and they could fix it afterward. Terrible experience, poor accounting and practices. You move into a somewhat clean, half functional home (my rental was dirty, no hot water running to master bath, half the light bulbs were burnt out, furnace had to be replaced, trash was filled to the brim, many repairs needed). I have rented for years and have never, ever lost my deposit. Progress is by far the worst rental management company I've ever encountered. They never return calls. No replies. No real person. I am extremely upset that they kept ALL of my deposit. All $2K. My lease was up on 2/6/18. I was scheduled for a walk-thru at 9:30 a.m of the 6th. The day prior, our person stated that there was a meeting and he could not meet me at 9:30 that he had to push the walk-thru to 11 p.m.. Progress Rrsidential explicitly advertised a certain property in MLS AS “ totally fenced backyard, when in fact 2 out of 3 sides were the neighbors fences.

Before you rent from this company beware. The company is only in this business to make money. They have extra fees for everything. They even charge you $9.99 a month just to pay your electric bill. I knew they would raise the rent but not as much as they did so now we have wasted all this money moving in our home to only have to move out. They raised our rent $95 a month and every year they are going to raise the rent and not just a little bit. Worst experience with a company I’ve ever had. Hidden fees, horrible customer service, extremely unresponsive maintenance and repair- and they charge you for stuff that should be their responsibility.

This company will try to steal your security deposit. I've never had a single dollar kept from a security deposit. Progress Residential tried to keep $300 for professional carpet cleaning. Sorry, Progress, that's illegal under the law. That is considered landlord expenses. Suing them in small claims court for the maximum allowed is the only way to get your money back.
