Obtaining the rental property from Progress was a great experience, it was when I had to break the lease due to my purchase of a house that the whole experience tuned sour. The house had a blocked air filter, was not very clean, missing bathroom items such as toilet paper roll holder. No functioning lights in the garage stacked full garbage can, and other debris in the garage. And other miscellaneous lights out. I purchased new filters cleaned the garage and purchased new lights. I must say when I thought I had a good company helping me as single mother move half across the country, I was in good hands. I am finding this is not the case. The rent for these homes are very inflated for what you get as evidenced by the fact I can not even get screens in the windows so that I can open them in nice weather. However that is just one thing. We were looking for a home and found the home that we wanted with Progress Residential. We advised up front that we did not have good credit. We were told that the decision was not based on credit. We were told as long as we had good rental history, no evictions or judgments and had the income that that is what it's based on. We have never had a problem renting in the past. Where do I begin with this company. We moved to Nashville in November and it was a quick move for my husbands job. There were nails and screws all over the carpet when we moved in, I have a 1 year old and 2 year old, not ideal. As all of the previous reviews stated already, I don't even know where to start! The day we moved into this rental, the problems started! The house was dirty (dirty baseboards, dirty ceiling fans, and even leftover food between the fridge and the kitchen cabinets!) The person that moved us into the home, was a contractor, as no property manager was available. The contractor was not able to answer any of our questions, as that was simply not his job. In your particular home, we had it professionally cleaned 5 day prior to your move in date, however we understand everyone has slightly different expectations. In regards to your move -out concerns, we reevaluated your move out statement and we will be refunding another portion of your deposit.
This company stole $590 from my boyfriend and I. We paid $500 to hold a property, $90 for 2 background checks and got NO PROPERTY IN RETURN. They literally stole our money and after a few weeks put the property back up for rent. They don't answer their phones or respond to emails. They take your money and that's it! I don't know how this company has not been shut down yet but I would like to see a CLASS ACTION LAWSUIT FOR EVERYONE.

There are so many things that went wrong with this company and it started from the very beginning and only got worse. (i.e., property was not cleaned prior to me entering, several maintenance issues that took weeks to complete, double billing etc.,) Getting in contact with someone is totally impossible. You can call multiple times a day, week, or month only to be told from the their corporate head quarters they'll send a message to your local property management office and have them get in contact with you, but they never re... read more

Beware of Progress Residential! You will not be happy. They have terrible customer service. We received an initial walk-thru report which stated everything was 'good'. The house was definitely not in good shape...landscaping overgrown with weeds, scratches on appliances, oven didn't work, infestation of wasps, rats in back yard, microwave broke after 1 month, etc. Report stated house had pool, bars on windows and 5th bedroom, which house definitely did not have. If all possible I'd like to give Progress residential a 0 star review for the following reasons. Myself and my wife rented a home with Progress Residential in Orlando FL for 1 lease term in which the house wasn't being occupied for roughly 3 months however being taken care of (lawn service, house keeping.) when we were living at the property myself and my wife worked 40+ hours each and were basically never home.
