Stay away from this company! Worst management company I ever worked with. They manage Sunrise on the the Green and I have been trying to fix an accounting problem with my HOA payments for several months, I already sent all the proof of payments, including pictures and proof they deposited all the checks and they refuse to admit they made a mistake. I talked to the local manager Spencer D****** that treated me with disrespect and unprofessionalism, extremely arrogant and rude person, should never been working in his positian.... read more

The annual assessments are due on January 1st of each year, although there may be a grace period that your association offers its residents, we do have a processing fee of for any conveyance requests when an account has an open balance at the time of the conveyance. I am filing this complaint on behalf of the **************** HOA Board of Directors. RealManage is our management company. I do not recommend that any HOA engage RealManage as their management company. Their lack of communication with us is stunning - NO answers to email and/or voice mails, even though our contract with them states they must reply within 48 hours. We have to carefully watch our monthly variable billing - they charge us for things not listed in our contract, and even when they admit the error, we wait for mon... read more

RealManage is the property manager for our subdivision in the suburbs of Chicago. They replaced our previous management company 2 years ago. Their involvement with the home owners and leadership team is poor. They have allowed and assisted in creating conflict between the board and the homeowners. The result is a toxic and unproductive environment. I encourage others to perform their due diligence before contracting with this organization.

I received a notice from a collection agency few days ago saying that HOA did not receive payment for the month of January, April and August to November. I contacted the management and the person there said that the checks were not received. Then she called me back and said the checks were found but my bank did not process them. I called the bank and they said that no attempt was made to process those checks and also the HOA fee was paid in January and in the other months mentioned, it was not paid. This company is responsible for getting the most basic function of an HOA correct - billing. They have been hired to manage the functions of the HOA at 7-Bridges and are billing residents for amounts not due and threatening collection or fees. Whether the board provided them incorrect information, or they caused the issue, they have known of it since August 2022 and the latest billing for January is not correct to some residents. This is the absolute worst management co. Their only in this business to make profit. I've been sent false billing statement, violation notice when there was no violation. I sent a money order and they did not cash it or return it, instead they want a late fee. The board heta Collen court in Lombard are just puppets even though they have a fiduciary obligation to look out for the interest of the homeowners and they are not , this management co. wants to make up **** just to send you a fine.

I had unit and squirrels coming from somewhere in opening by roof I called HOA about isuue and sealed the hole where squirrels is in and out. Long story short after 3 weeks called agin abt issue and said someone will take look and after week later now got call from tanent Saying bad smell coming from attics maybe squirrels is dead. Now open new work order to remove dead squirrels from attic and seal the opening by roof. After 20+ called and many walks is till don't know what's going on. I was very happy before with ACM. Not sure who we have anymore. We had ACM and then we were given Real Manage website and a new property manager. Several of us have called regarding mice in the condos specifcally saying we know we are liable to get rid of them in the unit. All the response I got was they do not handle pest control in the units. I called back and stated someone needs to come out and see where they are getting in from. We can manage blocking holes, but that doesn't mean they are not getting into the building. Its been a month since that call. ... read more

DO NOT USE this company. They are dishonest and will steal from you. ACM added an extra charger of $100.00 on my account at closing which was/is not a legitimate cost. They refuse to address the issue and give me my refund. Basic theft.
