I am the listing agent for my seller's townhome in Fairfax. Top to Bottom was hired by the buyers to do the home inspection on my sellers townhome. When my sellers returned home after the home inspection was completed on Saturday, they arrived home to hear an alarm going off inside of house. Years later adding another review. This company inspected my mothers home where my family has lived for the past 3+ years now. Company did a terrible job on the inspection and now I feel inclined to let the community know after multiple recent inspections from HVAC experts that the entire A/C unit in the ceiling is not up to code. Not Recommended. I got my inspection done by Top and Bottom, and was very dissatisfied. My inspector reported in the official report no mold in the home, however, there was in fact visible mold on the bathroom vent grills. Visible to the naked eye. There's no way he could've missed that as he was thorough in examining the home. In addition, the inspector did verbally affirm the day of the inspection that there was "No lick of mold inside the home", and that I should not worry and it was only contained in the HVAC outdoor ... read more

Top To Bottom missed all major issues during the inspection of our new home, instead they filled their report with a long list of minor issues. Some of the problems that they forgot to include in their report were critical, as major roof damaged and water intrusion through the basement. The day of the inspection was raining so they claimed that they were not allow to jump into the roof to check things out, without offering to do the inspection any at any other time. DO NOT USE Top To Bottom Services if you want a legitimate inspection of your new home. I would give a negative star if that was a thing. We paid TTBS to inspect our new build by Brookfield with a pre and post drywall inspection as recommended. Everything was great until the issues with the home started popping up. Our floors began to bounce and sag, our cabinets started falling forward off the walls, and our windows rattle, shake and pop whenever there is wind. AWFUL INSPECTION REPORT. The inspection report provided by this company completely missed very obvious issues such as but not limited to: 1- visible mold on beams in the basement 2- a large water leak between the bathroom and first floor family room. There are so many reasons I would never hire this company. Here are the highlights: We were selling our home and the buyers brought these inspectors to do their inspection. In most of the report, the inspector said he couldn't see or get to things due to homeowner furnishings, decorations, and/or building materials. I know conclusively that you have confused our business/responsibilities with another company. We weren't the well/septic company onsite. I strongly suggest you not use these inspectors. Jim Parlato did a very superficial inspection and now that I've moved in I have several thousand dollars worth of unexpected expenses. Ironically, Top to Bottom Services offers a "concierge" service to provide contractors to help you with your new home. Needless to say, I didn't use them. Perhaps a little conflict of interest here?

I am aware of your inspection and conversations with our services manager. It is difficult when the heating/cooling system was running during the inspection and then leaks or fails later. I'm sorry we haven't satisfied you. Your situation was discussed in depth during our weekly inspector training meeting. This mob performed an inspection of my home. I have issues with some of the findings, but most importantly they left with a tripped gfi breaker and I lost $500 worth of food in my garage fridge. Sent them an email and never got a response. Not even an I'm sorry.
