Paul Staron at Valley Building Inspections was our home inspector when we moved here from out of state. He was PHENOMENAL. We actually had him for two home inspections since the first one revealed too many problems. Each time he was incredibly thorough, and even though I was out of state he put me on a conference call at the end of the inspection to go over it with me. If we ever buy another house we will ask Paul for our inspection.
200% satisfaction guarantee is misleading. Paid a high price for 10 minutes of work. I ask them to come back and recheck results, and do another area In the same space. I was met with much resistance. They refused my request. I do not recommend this company. I will pay another company to do this job Again. Lastly, they provided multi page report that was boiler plate.(fill in the blanks) I don't feel there was a lot of care put into this job.

Missed that the main water line was galvinized steel, even though there was 2 feet sticking out of the ground connected to the main assembly. They didnt properly document the water psi in the home and stated it was at 70 (no photo evidence, although they were very good at documenting everything else with photos). After multiple plumbers and city of phoenix looking at the line, the psi in the house was below 10 with 3 faucets running. We have purchased and sold many homes. This is the only time we have been told to not show up until the inspection was over and they were ready with their report. The inspector sat us down with his laptop and showed us small photos showing little detail, instead of walking us through the house to point out the issues. After we had time to do our own inspection, we found many things that he missed. He told us one screen door was damaged but we found 3 damaged screens. Valley building inspections just inspected my home for potential buyer. 1. They damaged my laminate flooring, then had the nerve to put it in the review as an item that needed to be addressed. (Laminate shavings were left on the floor as evidence.) 2. They turned on all of my heaters in the house, and left them on. (We were out of town for four days!) 3. I had Valley Building inspect a condo unit in a two story condo building with AC units on the roof. The inspectors ladder could not reach the roof (17 foot ladder) so the AC unit, the most expensive "appliance" to repair/replace, could not be inspected, but no concession was made to the fee charged. Would have been nice if they had some disclaimer upfront about not being able to inspect anything beyond X feet high.

This would have been a 5-Star review but sadly for my inspection review, the inspector didn't even show. The inspector claimed it was due to not being notified that I would be there, but even my realtor told them he himself would be there. That one act of not being there is what prompted this review. So we had to do the review of the inspection on the phone as I was standing outside the home with my realtor, and I just had to presume everything was correct.
