I started living in one of 2B livings properties in Berkeley at the start of 2021. My property manager Dave was really responsive to my needs as a new tenant both with getting adjusted and making sure everything in the unit was working well. On top of that, he has been centered on building a relationship with myself and other tenants in a way that I really appreciate. It feels warm and welcoming to be in community in the complex I live in.

This is a very professional, responsive, and respectful Property Management Company, I had the pleasure to work directly with one of their Property Managers, Nelly L., she made sure all of our needs were accommodated, her communication was beyond expectation, she took care of all the residents needs and addressed any issues that surfaced while my company was performing work on a building she managed. I wrote an honest review about 5 months ago based on 2B living being our new management Co. In 5 months my 5 star review has gone down to 1 star. I have lived at the Islander apts for almost 10 years. I have no idea how they screen tenants but this place is hell on earth now. we have 4 Families that literally taken over this bldg. They are all UNSUPERVISED, and scream at the top of their lungs from 4-730 pm. They fly around on scooters, I have pics of one kid on our roof 4 stories up trying to break the skylight. I'm writing this as a former resident (around 2022) because a friend was about to sign a lease with them and I wanted to give them a warning. All of these 5 star reviews are definitely paid for, there is no way anyone could possibly like this property management company! I don't even leave Yelp reviews but everyone should know how they operate. 1778 Mission Street San Francisco. Mail man can not get into building to deliver mail. It's an ongoing issue. 2bliving is not managing the issue. I have USPS postmaster receipts to the fact.

Once again the communication is awful. They kicked is out of our garage to start earthquake work but the work didn't start until 2 weeks later. We were notified by email. I replied that they failed to mention compensation. They had no idea it was required. The amount they have offered is far below the cost of renting a garage. We are waiting for the first mediation hearing with their attorney and the city. Please do not live in a building they manage.

BEWARE of all Arthaus properties they manage, this includes other properties they manage, if they do it at Arthaus, they will do it anywhere: 1) They in my experience are preditory. Selective enforcement, harassing tenants, not fixing anything, the works including making up landlord/tenant laws as they go. July 31 UPDATE: Gabriella Rivers of 2 B living continued hers & 2B Ling's insidious pattern of lies & insisted on more lies that 2B Living had applied for all 4 units & public spaces permits and have them all on hand well documented on June 29, 2025. Attached is the 2 page Notice of Violation for 3 units and LEAD violation issued by SFDBI July 26 Update: SFDBI and District Supervisor are now involved for illegal constructions on 4 "new" units with no permits. 2 B Living have now demonstrated retaliatory action ... read more

They just came on as my property management company and they have failed for 4 weeks and counting to be able to fix basic issues like getting the call box up an running as well as fixing/replacing the laundry machine.
