It's ok but overpriced not as expected

Front Desk was new so it took longer than expected.

We arrived at 11:45 am and the lobby smelled like cigarette smoke. We then were told we had to come back later to check in because the room was not ready. When we were finally in the room and pulled out the sofa bed, we noticed it was kind of old, dirty and smelled. The location is not that good due to the neighborhood. The hotel's staff was friendly. However, I will not stay at this place a second time.

Nice hotel close to downtown Burbank Room was clean and comfortable. Everything worked. Easy access.
