The previous home owner of the house we're living in right now suggested the service to us. It has been very good, they've done a really good job of finding people to come and fix things. The seller had bought the service when we bought our house. The only claim I've ever had was with our toilet. It wouldn't flush or fill, so we called them and they sent a plumber here. He came the day after I put in the claim and got it fixed in 10 minutes. All he had to do was put some new parts in the toilet tank. It was pretty good, all I had to pay was the $65 charge and I think I got a faster service than if I had tried to get someone myself.
We had American Home Shield for many years in 3 different properties and, after a while, we were just very upset with their service so we decided to switch. We felt that Landmark would suit our needs best so we went with them. The biggest claim we had with them was with our air conditioner. It went out and, since our house gets very hot, we called Landmark. They dispatched someone very quickly and within a day the air conditioner was fixed. I haven't had any issues. I usually use the warranty for basic goods, and the first time it was pretty good. The second time it did take a while for the person they recommended to come out. But so far so good.

I used the warranty to fix my A/C unit, and it only cost me $60. They handled my issue and took care of it pretty much promptly. Also, their support team was excellent.
We needed to add more Freon to our A/C, and I wasn't really excited with what they offer. It didn't really cover it, and we actually spoke to the maintenance guy who was doing the repair, and he told us how these companies aren't the best experiences. It makes it pretty hard for home owners to get stuff approved. I guess they aren't bad, but they're not great either. It's just average.
So far, their representatives have been great. They sent someone out to fix my A/C when it broke.
