These people are SLOW and can never seem to get anything done right. Right from the start it took MULTIPLE tries for them to even get my mortgage amount to the correct value. I kept telling them I want X DOLLARS and they kept just trying to max it out to 80% of my Value. Now I've had to send them documents MULTIPLE times over and over cause they can't keep anything straight. We're ready to sign the paper work and all of a sudden they need MORE documents. I've closed 10+ mortgages in my life and this has been by far the worst... read more
He reached out quickly and told me that he was going to send me a few options. That was several weeks ago and I haven't heard back from him since then.
Borrower beware! GSF's policy is to not provide a loan commitment. Seller's terminated offer due to not receiving the loan commitment that is part of every standard Offer to Purchase. Only lender can provide a loan commitment that you contract to in an Offer to Purchase, but they are not legally obligated to.
Business response:
We are not legally obligated to provide a loan commitment however we do provide them but each situation is unique with what is required and should be provided. We handle every borrower in a very professional manner while trying to provide the information and service that they may need with their transaction. In this situation a purchase was made and the loan closed. The circumstances as to when a loan commitment should have been provided or was even needed would have been handled according to that particular situation. It is... read more
Worked with Jim, he recommended me to a credit repair company, after paying them $500 was told I was mortgage ready. He tried MHDC loan which did not go through, said Jim then ignored my calls, emails, and texts. He referred me to First Community credit union first time home buyer program, they also denied me. He told me to let him know the outcome, informed him and asked what more I needed to do to get into a home. NO RESPONSE, so i went with his credit repair company, and then he just gave up on me. NO GOOD GSF!
Lender was aware of my immigration status on day 1 of application. They approved us for the loan initially, after my third party financing approval deadline had passed by, they declined my loan just 2 days before closing was expected as a result of which we lost our earnest money. There was no apology/compensation from GSF although they were 100% responsible for the mess.
As first time home buyers, we were looking for someone with experience to help us navigate the home buying process. We found Jason online and decided to work with him because of his good reviews. During our search, we would occasionally send him property listings and he would run numbers and give us an idea of what to expect for a monthly payment. When we finally found a home that fit our needs and was affordable, we then began to look around for the best rate that we could find. We mentioned to Jason that we were shopping f... read more
Business response:
I’m sorry that you were not completely satisfied with your experience. We mostly communicated through text message which is a great tool but sometimes the message can be taken in a different manner than what the sender intended and I certainly did not intend to come across as rude or unprofessional. It is always my goal to give existing and potential clients 5 star service. I would be more than happy to assist you and your family at any future time.
He asked for my 2 last tax return and 2 last pay stubs,I send all of them.since then,he has never contacted me again.guess what,he called many times before that,he almost harassed me to send him my information.but no follow up after that.so unprofessional
Business response:
Hi Serge, I am sorry that this happened. Your documents were delivered to my spam folder and I did not see them until we spoke just last week. I wish we would've communicated on the phone about the documents being delivered and I am so sorry that you thought that I disregarded you. I am still always available to you. We have some great programs available, including grant programs to help with the down payment. Please contact me anytime to discuss. Thank you
I spoke with him once and explained what I was looking for. He said he'd run some numbers and get back to me later in the day. Well, he never called back. It would have been an easy loan for him (754 fico, good ltv, very low debt ratio). I moved on and quickly refinanced with another lender.
Business response:
I am sorry about your experience with us, but am happy to hear that you were able to get your loan refinanced.
Although Nathaniel seemed initially amenable, he did not explain any part of the process up front. There seemed to be no end for the intrusive demands for documentation on a daily basis. Mr Merrick is not authorized to make any decisions even though he holds the titles "Manager and Senior Loan Officer". After one delay, and Mr Merrick recommending another delay, we decided to go in an entirely different direction. If you have more than 60% of the funds to purchase a home and need a small loan to cover the other 40% AND are s... read more
Business response:
This client was trying to qualify for a new home without selling their current one, this made the Debt To Income very high and difficult to approve. Secondly, self employed borrowers often think they make more money than they do. You have to use the Adjusted Gross Income not Gross, as many self employed borrowers write off a lot of expense to lower their tax bill. Lastly, this client's wife thought that she could quit her job in the middle of the loan application and still be approved. You must be employed to get a loan. Thi... read more
