Having worked in the Real Estate industry before I was somewhat familiar with the process. There were delays with getting the appraisal ordered, and then they could not get anyone to do it. I was pre-approved for a certain amount and I requested a letter so that I can put an offer on a house. I never received the letter and I also never received a response as to why I never received the letter. The house I wanted was sold. While I know this happens I would have wanted at least a chance to make an offer. As soon as he learned that my income came from my own business, it was over. He rejected the application and asked for a great review. Another company, after learning my income and assets, immediately provided a pre-approval letter.
I received this email on the last day of my appraisal contingency telling me I needed another appraisal. There was no way to get another appraisal in a day, therefore, I have to pay cash for the house, or lose my $10k earnest money. They've been working on this loan for 2 months. Everything was moving quickly and initially I was impressed. Although I dealt almost exclusively with a processor. Then I couldn’t get basic questions answered, such as proposed terms of the loan. Once I finally received those answers, after asking repeatedly, the loan was not at all competitive. I asked for help downloading my file so I could better understand the loan. This guy, who i never talked to, but one time. He called me and sent me an email begging me for a five star review. He didnt do anything. Oh yeah, ran two hard pulls on my credit for no reason, thats what he did. Then contacted me for 5 stars.
Lender said down payment had to be in bank 60 days before we could be considered. The next lender we contacted got it right through with no problems. Kept asking for things I had already sent them
The owner of the company was polite but did not manage his employees very well. After being contacted and giving all my information I was simply told no they could not do anything for me. My question was, what did I need to do so they could do something for me. No one ever contacted me back, no one ever gave me an answer, they just decided I wasn't worth the effort in my mind.
I inquired about a property I was interested in. What I didn't know was the onslaught of text messages and emails I was about to encounter. It was unbelievable. I finally blocked his number and email, as I did with all the other people that somehow found their way into the loop. I like good communication, but this was absolutely ridiculous.
