It was a seamless process that required no appraisal (because I was a prior client of Penny Mac who was refinancing an existing Penny Mac loan). It happened exactly as expected: they matched a prior quote from another lender, and then were even able to beat that quote with closing costs, etc.

communication was really slow and hard to reach anyone to give me updates. Started with my loan officer and trickled down. I was disappointed in that.
