Watermark is a horrible lender, beware! If you value your time and business, do NOT get involved with this people. Here I describe just one problem of several I encountered. They want you to sign a PDF document with full credit card information, complete address and your full signature so they can process an appraisal of your house but at the expense of putting your identity in jeopardy. Nothing good to say here, my first consult was with very adept agent who ran the numbers, got my documents uploaded and pre-approval done in a flash. When she quit it became a disaster. Weeks went by no updates, had to follow up with them only to have them ask me to re-upload all the same docs multiple times or get newer docs even though no change. I was provided with an estimate in writing (email). But not an "official" legally binding quote. After I applied APR and monthly payments got "adjusted" up. Got myself a hard credit request for my trouble. Be aware.
I have a good experience and will recommend Watermark Home Loans to anyone... specifically Mr Philippe Mouradian and Ms Igwe makes my refinancing process less stressful by answering all my questions and doubts as we know it's very difficulty process to anyone because it takes time and at the same time you have to deal with your normal life ... missing phone calls from both sides ,missing documents, to be disciplined on your financial status ... it's really really tuff process... but I'm very thankful 😄🙏🏽
We refinanced with Watermark Loans in Dec., 2020, and worked with Phil Mouradian. The only positive in our experience was securing a 2.5% interest rate for a 30yr mortgage and a relatively quick time to close despite many headaches outlined below. Our experience started good but quickly went downhill. Phil is very motivated to get you in the door but communication dropped off once we had our rate locked. 2 loans in 1.5 years as rates fell. First loan reduced my interest rate 1% and the second one reduced it another 1.35%. Philippe reached out to me unexpectedly on the second one and very little additional documentation was required. Just updated some of the same accounts. I could not have asked for better service.
Had a very horrible experience with Watermark. They gave a good rate, but the communication from the loan officer was very bad. During the loan process, I have submitted all the documents that are required by them. When the loan was approved and about to be signing in, They had not sent me the closing disclosure. I had sent multiple emails to the loan officer about sending the closing disclosure. They kept delaying and insisting that I will get it as part of sign in process from the Notary. Jason is an absolute finance rockstar, he did not ask me for one additional item needed to close, got me a lower interest rate than first quoted and no additional fees whatsoever, I only wish they had a higher review than 5 Star. I would recommend Watermark lending to anyone that’s want a no hassle straight up experience in home lending thank you again Jason and Chuck!!!!
