BEWARE… Following one and a half months of Watermark asking for information (several things 2 to 3 times) and having unapologetically passed three closing dates, we almost lost our dream home. We had the worst experience. Started off great and then turned into a nightmare. Phillipe and James, who took us through the underwriting process were a mess. Unorganized, unprofessional, caused us to have two extensions costing over $6k. They would request the same documents multiple times with no memory of receiving them. We were told we could get locked in for a loan at about 4.1% then strung along with the preapproval, required to send tons of paperwork, more than other companies, and told once it was all sent we could lock in that rate. I'd follow up with David and he'd say I needed to send more information (not originally requested) before we could lock in the rate. I'd send it ASAP. I had a disaster of an experience. It started when Doug and his team forgot to order my appraisal. This caused me to miss my deadline. He got it extended only to miss it again. The closing costs I was quoted changed every time I as sent new loan documents to sign. Do not believe anything they tell you only what is in writing. They always made it seem I was holding the process up if I did not sign right away and Doug kept telling me to wait until just before closing so he could go in and talk to his boss and get the numbers f... read more
The loan guy D. Cutuli only cared about his commission and did not do his homework on getting us per-approved properly. He assured us we are qualified, but at the last minute deal did not go through. He wasted over a month of our time and should have told us at the beginning, not after we sent him all our paperwork and waited for over a month. I chose to get a mortgage from Watermark after reviewing their rates as well as their fees. Watermarks Origination fee was quite high at $1,499. So in the original conversation that I had with the loan officer in the beginning of May I brought this up. I was told of their generous lender credit of ($721.15) to be applied to their $1,499 Origination fee. So I decided to continue with my application and submitted on 5/3/18. I was very disappointed with refinancing our home loan through this company. Arnaud promised a product that he couldn't deliver. Our rate was higher than the original quote, we were required to have autopayment feature, and our loan was sold to another institution after being told that Watermark would service the loan. I only learned these details after we were financially exposed by paying for the appraisal. His supervisor, Mike was also unsympathetic and would not budge or compromise after hearing my complaint.
Poor communication. Lender had no idea what underwriter was doing. Disaster all around. Had to finally be escalated to VP’s to get loan completed. All loans brokered and company has no influence.
Watermark was single minded in attempting to package a jumbo loan, which did not work for our situation. While our incomes are high (>700k annual household income), extenuating circumstances required some creative financing in order to close the loan.
