We have been dealing with an ongoing septic and sewage issue at our rental property since July 2026, and the problem has yet to be fully resolved. This company is charging me move out fees for ridiculous things because our family had to move early do to military orders. We have always paid on time and communicated with Progress about our move. As soon as we moved we were hit with tons of fees. We Bought brand new hoses for their washer and dryer and they charged me a fee saying their trash. So many charges for nothing. This place is a scam beware.

They want to let u view it and pay the application fees but then once ur approved they ghost your application for lease. Not to mention they dont let u know till after the application it can take from 2 weeks to 30 days for the hoa approval after you have already been approved. Do not rent from progress residential. They let u put a potential move in day but its no where near the actual time from. Its on their terms which can take up to a month for full approval. The ** unit is not working properly. Currently the house stays at 78 degrees all day and the unit is making a weird humming sound. Its over 100 degrees outside and called customer service and they cant get anyone out till Wednesday and the *** had no concern for my issue. I am paying for a utility bill but the unit is not cooling the house. The air coming out is room temperature. They said it is only an emergency if the unit breaks down completely. Unbelievable!

Im not really sure how they have a A+ but they are terrible! I wouldn't recommend this company to anyone. No one there is on the same page, they lie and then try to cover it up, and they dont give anyone their deposits back no matter how well you leave the property. Stay away! There are so many people that have complaints against them. I found at least 4 ******** groups filled with people that have problems with them. Even the sheriff told me that they are the worse company.

Not only did progress residential make signing the lease as difficult as possible, when we moved in half of our house was flooded because some ding dong inspected the house and left a bathroom faucet running. We got no compensation for this and even to the day we moved out they didnt properly fix the damage from the flood. They wanted to raise rent by almost $600 when requesting we renew our lease. Do yourself a favor and stay away from this place. I rented this property from out of state, trusting a realtor and the listing, which turned out to be a massive mistake. These people are absolutely terrible and deceptive.We signed a lease for a unit specifically featuring a large, dual-door refrigerator. When we arrived, not only was the fridge broken, but we were left stranded without a working appliance for months. Not surprised to see my experience is common.If you do nothing else, ONLY PAY THEIR APPLICATION FEES WITH A CREDIT CARD. They have a shady habit of charging you twice and then blaming YOU for their mistake. This way, you can dispute the transactions.Their customer service call center is most likely staffed by children, otherwise there is zero explanation for their immature and rude behavior.
