Progress Residential required me to use a third-party service by the name of Conn Services(third-party provider between landlord and utility company-all utilities are listed in the name of the landlord) to handle my utilities. Conn Services sent a bill in July for June and the amount was drastically higher than ever before. I live in Mesa, Arizona. Today, my husband and I received an eviction notice - one day after the federal moratorium expired. It advises that we are to pay back rent and fees or quit the premises within FIVE days. Read that again. F-I-V-E. First: federally, you are required to provide a 30 day notice before filing for eviction after the moratorium expires. Second: Ducey extended the state of Arizona moratorium until October 31st. We have not had a great experience with this company’s process for maintenance orders. It has been terrible. We put in a request 3 months ago regarding rats crawling in the wall of the home we’re renting. We put in another maintenance request stating the closet that leads to the attic had an awful smell coming from it. No one reached out to us and the company closed the ticket order we created. I have lived in my home for a little over a year. We have had a mouse problem from the beginning. They have sent out pest control and we thought the problem was resolved until last month when a rodent died underneath or behind our tub. We called and pest was sent out but we had to pay out of pocket because no one could come for another three days and the smell was unbearable. The pest control people were unable to reach or find the rodent but the flies let them know there was a dead carcass. We called to have the tub removed... read more

This is the worst property management company I’ve ever worked with. My friend as a landlord using them even things they’re horrible. I’ve put in service requests they are not getting handled. My drinkable water supply is shut off from my fridge and they don’t think that an emergency so they’re not coming out. I sent them proof of insurance months ago and they still continue to charge me.... my car is STILL stuck in my garage because the spring snapped and they apparently don’t think it’s an emergency. I moved out of my property after renting from Progress Residential LLC for two years.... I had to pay an ( estimate) for utilities for the last month which resulted in an overpayment of a few hundred dollars... My security deposit was 1780 dollars and prior to moving out I was sent a checklist of what to do to get deposit back. I went upon and beyond everything on their checklist and professionally paid to have carpets clean and paid and spent 3 weeks detailing the home which was spotless . I have water leeks that have caused damage to my ceiling and walls. I also do not have a/c in an upstairs bedroom. These issues have NOT been resolved. I have a contractor come out and put a band aid on water leek. This did not resolve the issue. Had a guy come out and say that we needed to change air filter for the a/c. That didn't work. So now my son has to use two fans just to try to stay cool. I have emailed this company multiple times because they say thats the best way to contact them. Still waiting. THE WORST RENTAL COMPANY!!! They do not care about their customers AT ALL!! They are ONLY focused on making a buck!!! Any swindle they can do to charge you, they do it!! The houses are NOT cleaned before move in, but the REQUIRE you to have them professionally cleaned on move out!! My rental was filthy! It had not been lived in for years and the grime throughout the house was disgusting! I have had 4 foundation leaks that flooded my kitchen every time. We had a RAT infestation, and a ANT infestation. I emailed, called and got NO return phone call. Do not rent from this company. Once they get your money they do not care about ant issues you have,they will give you excuse after excuse, rather than answers. I might be starting a class action lawsuit,let me know if you are interested in joining.
