Terrible company. They dont fix anything and expect for you to pay over $1,000 in rent. They tell you its your responsibility to fix things that are already broken, molded, or destroyed by the last tenant. They dont do walk throughs after the last tenant to make sure house is ready for move in. They bought our our old leasing company and proceeded to be even worse. Maintenance requests were constantly slow. Refused to fix a window that was cracked up and rain kept getting in, stating it was our fault. And then upon our lease ending we moved into a new home and cleaned our house with ******************************************* completely. What we suggest is to submit photos with timestamps at the time of move in to aid in your dispute. They are ok. Just know they are sometimes slow to respond to maintenance request and you have to pay the balance of request with your rent. There have been times the attitudes with certain parties are negative. Yet I love ***** in the payment department. She is fair and understanding.

Our maintenance department has a detailed process that requires us to get the owner's approval for the repair, schedule the contractor, and find a time with the tenant. Very disappointed in Reedy and Company. We were excited to lease with them and upon moving in, we have only experienced problems. On move in day, we did not receive our keys until almost the time of office closing that was at almost 5pm. When we inquired about why we hadnt received the keys, we were told that they were removing things from the unit such as, storm door. Yes, we charge for maintenance issues under 250 as that is in the lease that you read and signed before receiving keys to the home. The shutters will not be installed on the home at the owners' expense because this is a cosmetic issue. They lie at the inspections to keep your deposit. They are crooks. Do not use these people.

The tenant filed a dispute upon receiving his move-out charges. His request was denied after further inspection of the disputed areas. We have offered assistance in paying the balance but he denied it. The offer of payment assistance still stands if he wishes to do so.
I wouldnt recommend this company honestly. I had issues with bugs broken washing machine and a major gas leak i reported back when I was renting through them and they neverrrrr showed to fix anything. I emailed , left maintenance request and much more and no progress so I told them I wouldnt pay rent and of course they sent out an eviction and now its stuck on my background . Thanks a lot .

I am writing this review to let other vendors know not to service this company for any home maintenance needs. We provided service to the company and have had an extremely hard time collecting on unpaid invoices after phone calls, emails, messages, as well as pictures to provide proof of work and still no payment.
I advise no one waste your hard earned money renting from these people..Ive been with out air for a month yes its been hot days they claim theres nothing they can do until they get approval to fix it Im saying who needs a approval to fix the property but wants the rent on time I promise I will never rent from this bs company again

This was reported 10/8. Our tech was scheduled the next day but he found a part that needed replacing. It was not replaced on-site because the owner has a $250 cap on work orders. This repair exceeded that amount. After a week's delay, the estimate was approved and the tenant was notified on 10/26. The repair is scheduled for tomorrow 10/31.
They rip off contractors and don't pay them and change the amount of the invoice with out them knowing and don't pay them at all for some jobs. ***,****, ****** and **** all just take money from people then lie about biggest crooks ever but they sure want to get paid
