disappointing. would not recommend The pictures do not represent the actual conditions of the apartments. You will be extremely lucky if you happen to get an apartment with no issues. I’ve lived in 3 separate apartments here in the Riata and the first one was my lucky 1. The next 2 kept getting worse. If you are fine with good looking apartments but the functionality of them is deteriorating, this place is for you. The amenities don’t function ever. The security gates never work. Worst Aparments ever DON'T MOVE! DON'T MOVE! DON'T MOVE! I wish I could given zero stars. Moved in 1.5 months ago & the premises are awful- so many issues at home. I have listed them all & sent many emails to the move in team and not even one got resolved. They did not even provide trashcan for the first 2 weeks. When I mailed maintenance team, they said it takes 17 days to handle one regular maintenance request. Roaches, roaches, roaches. Someone even saw a centipede at their home. You will be ignored and end up wasting your time So, these people have an on-site team and an off-site team. You call the off-site team, and they always take your calls. But if you have specific questions like does your apartment comes with a parking space attached or not, they will ask you to contact the on-site team and you can never reach them thru any means (you leave a message, email them etc.) After wasting a week of my time calling them multiple times only to have to repeat my questions to the off-site team and never ... read more

DISAPPOINTING PSA: It’s a beautiful property but THIS PLACE PRIORITIZES PROFIT OVER EVERYTHING. During the freeze storm, my units was one many that lost power. I ended up having to go to a hotel for a few days and tried asking if there was a way I could split payment due to the emergency. Not only did they say no, but they charged me a $200 late fee that they’re not willing to waive due to this public statewide emergency and am now facing eviction.

BAD EXPERIENCE! I DON'T RECOMMEND THIS PLACE! I don't usually write reviews but I didn't want others to have the same bad experience as I did. I made an appointment to view the apartment; I went there and looked at the apartment and the representative gave her card so that I can call if there was any questions. Next day, I started my application, but before submitting it, I wanted to understand the fee structure associated with the rent. Don’t consider Riata Don’t pick this apartment for any reason, they will not take care of maintenance requests/ referrals Process. Move in managers Hester & Chelsea will not respond to any requests/ provide any useful move In information. Not sure why the move in managers are there as part of the process

Place has gone downhill and fast, new ownership is pathetic Been here a few years and the new ownership is so bad they deserve 0 stars. They’re extremely cheap and don’t up keep the property like past owners. Not too mention they’ve increased rent since taking over. Half of the pools are closed because they would rather close them than maintain them. Never once did I experience any pools closed with previous owner. Also maintenance request go ignored for weeks on end, even if you continue to submit request. Hallways, stairs,... read more

Please be aware that the pool closures are not about maintenance of the pools, due to the construction near those pools, the 911 phones have to be relocated and the vendor who handles that is on a delay in getting to us. Over Priced and Bad Experience Pretty Old apartment with high price. VERY BAD MAINTENANCE. Forget about normal maintenance requests, If you have any emergency maintenance requests then god knows when it will be attended. Have terrible experience in following up on several maintenance requests with no technicians turning up despite multiple follow ups. I reside at Arrowwood village where the pool is always closed. You need to deal with lot of roaches and ants. Pathways in your apartment are dirty or never cleaned.

Thank you for the informative review. We apologize for the Arrowwood Village pool being closed. We have been working to address and electrical issue and have been unable to open the pool back up. We hope to have that done in the next week. We have also asked the maintenance team to expedite your service requests. As for roaches and ants, please contact us and we can put you on the list for pest control service. Unfortunately, with the high temperatures and recent heavy rains, pests are out in full force right now.
