Tl;dr Risha saved the day. We were in a bad spot. We got a TERRIBLE final rate from a small bank we had worked extensively with -- after our offer had already been accepted, and after that other bank had led us to believe we'd be looking at rates in the low 3s. Absolutely deserving of 5+ stars! With Risha my family purchased our 1st home in 2014 and refinanced it twice since that time.
