They often decline claims for “speculation” reasons. For example, the contractor inspecting a heat transformer claimed that it “could have” been cause by a gecko, or “could have” have been cause by power surge, or “could” just be old. They declined because it was a possibility of being cause by a “pest” which is excluded from coverage. No proof of what caused it, just speculation,so they declined coverage. This has happened twice.

DO NOT FALL FOR THEIR FALSE ADVERTISEMENT!!! I was looking for home warranty company for my rental home and I found American Home Shield. According to their advertisement, I thought I can trust and rely on them to take care of my rental home. So, I got the home warranty with them and I only used(Submitted service request) their service 5 or 6 times in last 3 years. I had no issues until last 2 service requests that I submitted. They have always replaced my product, but for my refrigerator I waited for response and reply for a number of months. I called a number of times. It was very discouraging

terrible service, very slow to resolve issues, they never resolved ours, fixed it ourselves

We've had them for over 15 years. Haven't needed them a whole lot, thank God, however, this last service call went horribly wrong. They have outsourced their customer service internationally, so calling in when you're already upset to speak to someone that appear to understand you isn't the best at helping your upset customers. Escalations to supervisors are unavailable. You have to submit a request for a supervisor to call you back, which of course never happens.
