They use the term modification to exclude normal repairs. AHS excluded cost of disconnecting and reconnecting a water heater from home water supply. Because plumber had to cut and reglue line it was what they call a modification which they exclude from coverage. We normal folk call that installation. We were charged 500 dollars labor for that. Summary version: We got near the end of our warranty, so AHS strung us out and left us high and dry to avoid having to pay to fix the HVAC. Do not trust or us this company. My wife and I purchased our house in May of 2018, and we got a year's worth of warranty when we bought it. Our HVAC needed servicing in early May of this year, so American Home Shield sent out a tech from some company to fix the problem. He failed. I have paid for service over 1 1/2 years. Called for service 7 days ago and still haven't received service. Called then and they said they are working on it. What a joke. I want my year and a half of payments back. They are horrible and customer service is embarrassing. Hire some prior that speak English!!!
This is just an inspection company. It doest not resolve my issues.
I have a head American home shield for more than 2 years on my properties. This is the second time they have denied a simple claim and hid behind a contract that they refuse to deliver to me. To make matters worse I am a real estate agent in the DFW and they still expect me to sell their Home Warranties . I guess the saying should go “Screw me once shame on you screw me twice I write a review!”

Terrible company. Allow me to count the ways in which they are terrible. 1) Erroneous charges: they continue to attempt to bill us for services that were never rendered (side note: the services weren't rendered because their contractors never showed up as promised). 2) Customer service and communications with clients is broken -- answers to questions change depending on who you talk to in customer service. What a disappointment. Being in the military I was stationed all over the country which I carried American Homeshield for many of the homes we lived in. I always paid my dues on time and never caused any issues. Now that I’m retired, after 23 years, a few months ago we moved to Florida and bought a home with a pool. The heater on my pool went out. AWFUL AWFUL AWFUL! My AC went out April 11th, 2019 and it’s now May 30th and it’s STILL not fixed. Contractor no showed the first appointment and didn’t call/text/email. When he finally showed up, it was in a beat up, unmarked truck - no signage, no business cards, etc. He had to order parts to fix the problem and once the problem was “fixed,” our AC stopped working again two days later. I am very frustrated, enough to write here. AHS has gone down hill over the past couple years that I've been with them. They used to have good customer service - now its a generic call center in another country that doesn't appear to have any thoughtfulness. I submitted a refund claim on 4/4 for an invalid 4/2 service call - I spoke to them several times, and it didn't get finalized until 4/23. It's 5/7 now and I haven't rec'd anything - I've called several times for confirmation and they say "our guidelines are 14-21 days" ... read more
