I have been very disappointed with **** and would not recommend them. We have received a complete run around from them. Each time I call them or they call me its a different representative of their company. I specifically asked for this home warranty when I purchased the home six months ago because the pool had been closed for the winter and I wanted to make sure the pool equipment was covered and working. I'd love to give a 1/2 star. At least they answered there phone. The worst on follow -up or coverage. Think of the scamming auto warranty. They say the cover all sorts of repairs. Then turn down your claim & never send you notification of claim denial. I was thinking I was doing the right thing, by buying coverage on a newly purchased home. Do NOT deal with this company. Any excuse to refuse and won't put it in writing.Last October 2025, my daughter and I had her furnace fail. According to the technician, a seal in the furnace failed causing condensation to collect and cause further damage. It was dangerous to run the furnace so after the tech sent the estimate to AP Home Warranty, we had it replaced. They refused to honor the warranty using excuses that were invalid. Stay as far away from this company as you can. We signed up with them because my wife's company has a special deal with them. We've been subscribed for 6 years, and during that time, we've rarely tried to use the coverage. However, every single time we've created a claim, **** has figured out some reason to deny it. We have had this warranty since May since we moved into our house. *** had two claims already denied. My last claim was just denied. The representative had no idea about the parts of the furnace that needed to be replaced and denied it. This warranty is worth worthless and Im not sure why we even have it. Extremely difficult to deal with. I wouldnt recommend them to anyone.

Terrible decision making process. They try really hard NOT to help home owners. Save your money for repairs. Complete waste of time and money. Will let my realtor and everyone I meet know. Wont do a simple repair on a weird technically!!!!
Worst home warranty company. They made excuse after excuse on why they would not cover electrical issues in my home. When asked for a refund, they would only give me 1/9th the amount paid for the warranty.
