The whole warranty is a scam. Had a water heater break down, the parts are covered under a warranty. The labor is not covered by the warranty, just another scam.

Run as fast as you can away from these guys! I echo the sentiment of so many others below. This company was the worst. I purchased a house and was given this home warranty for the first year. In that time I had a faucet stop working, a leaking pipe, a broken toilet, and a problem with my pool pump. They sent someone out to look at the faucet and decided it was not normal wear and tear so they refused to replace it and denied the claim. They sent someone out to look at the leaking pipe. If I could give them a negative number I would. Literally the worst company I have ever had to deal with in my 60 years. Purchased a house and was worried about the appliances breaking down. My realtor suggested a home warranty just in case something happened after the sale. I was told that if an appliance broke down that it would be covered under the warranty and that I would only have to pay a small deductible should I need to use the warranty. I do not recommend this company at all. The warranty came with the home when purchased. My husband and I decided to continue to pay for the warranty. After 3 years, we need a water tank. We make our payments faithfully every month and never had to file a claim with the company for anything. Now our water tank is leaking and they are only willing to pay $375. I receive too many calls, and when I have set up a date and time to speak with someone about the possibilities they offer, they didn't call. Twice. So I will not be entertaining this company in the future.

Had a plumbing issue main sewer line needed replaced. Had a contractor give them an estimate and got a call saying denied because of improper installation. Warranty was purchased by the home seller. I'll be looking for a new company for coverage when the policy expires.

Warranty was purchased by realtor.Subjected to multitude of phone calls before and post the warranty expiration. I had to block the number to stop the calls. Borderline harassment

Nope for this homeowner. Numerous phone calls & emails with **** after being given the runaround after my air conditioner died. The technician, from a local 5-star BBB rated company, was on site & thoroughly explained to the **** rep that my system was beyond *********** would be unethical & dangerous to try to repair it. I would echo all the complaints here. They've done a great job of whitewashing their ****** SEO so only the puff pieces come out. But a year and a half into owning my first single family home and this company has helped with exactly one service call. A plumbing issue. Even that ended up costing me in the form of a "deductible".
