Thank God the seller paid for this as part of closing - absolutely a waste of money.The customer service reps will ask questions of your tech until they get them to say something that will invalidate the claim. (Basically anything except the exact phrase "wear and tear due to old age" - AND NOTHINGELSE) .If you don't already have this warranty go somewhere else.

DO NOT USE APHW! I purchased a house a month ago, my AC went out, it was a $1600 repair. APHW is covering $375. Ridiculous! I have to pay full amount out of pocket then wait for a month for my pathetic $375 reimbursement. What's the point of having a home warranty!!??

They refuse payment for charges that are not listed in contract under "excluded " not covered items, at least any place I could find anyway. They will not pay a service charge if it is written as a milage charge on the bill, nor will they pay for any shipping of a part that is required to be ordered. They will ask your repairman to quote a price then they will tell you an amount they will pay. This company is pretty horrible to deal with, I would not recommend using them. They will not really cover anything and they lie and tell customers that they must speak to the contractor before doing work and that's not actually true. They will not pay for most claims and they will find any reason to try and confuse you into believing why a claim isn't covered. We have been introduced to APHW by our realtor with the promise of great service, by the way the same realtor mentioned in many other reviews. trusting her we renewed our warranty, including additional coverage, once the original contract expired. They will not cover Hardly anything on a replacement AC. Only wanted to cover the minimum of 500 dollars towards a replacement but they wont tell you that it is prorated when you sign up for the warranty. This business is a complete crock. Makes me wonder what all they do cover. I even had the unit inspected before the purchase of my home which came back fine. They approved my claim. But, said they only paying out 275! The technician told them it was 1077 and they didnt cover the Freon. Which is about 300. So, in a nutshell they only paying for the part thats covered. I asked whats the point of insurance if you dont pay for the technician. This company is a fraud and a thief!!!
