The coverage appears solid on paperplumbing, ductwork, etc.but what they dont tell you is that they refuse to do any work if those systems are in a crawl space. Last I checked, most homes have their plumbing and ductwork in the crawl space. I have had American Residential warranty for seven years rarely did I have to file a complaint until now.I needed to deal with my inoperable hot water tank, which was electric so I called for a quote to change it to Gas not using the warranty system. Im writing a review to the fact that on march 17 2025 I reached out to them about my hv/ac unit was not working,I filed it as a emergency response, we have been going back and forthwith this company and I have been a customer cor *****. Recently had a dryer heating element go. Put in a claim with ARW and they set up to have there repairman come out and look at it. He ordered the part and had to wait for approval. Once approved had to set up a day to install the part. After it was installed I used the dryer a couple days later for the first time and by the 3rd load the heating element went again.
