Room was clean and quiet. I stayed for three nights. Very clean room except the outside of fridge was very yellowed. Also very strong smells in hallways. Was fine for what I needed. Very quiet room. It is an older property, and it could use a face lift.

Good location. Old building.
Kitchen with full fridge, microwave and sink, but no dishes or dish soap. Bath tub had more comfortable shape and design. Good amount of room space with table, desk, counter. Sleek new non-carpet flooring. Comfortable bed.
Good quality stay for the price The location of the hotel is great, especially if you're flying through John Wayne airport, which is one block away. Everything in Newport beach is just a short drive down MacArthur. The hotel is well worn, but not in disrepair. The staff is friendly and helpful. The rooms are spacious. The king beds are enormous. Lipstick on a Pig. Avoid! The service and staff were extremely friendly and helpful. Other than that, this place is a dump. Dirty old furniture. Nothing in the room works properly. Also, they participate with the County hotel voucher program. The person in the room next to you can be freshly released from prison. Or a formerly homeless person.
