Woud not recommend The fan in the bathroom was way too noisy. Paper pealing above the tile in shower. Carpet was dirty. No cups.

Won't be back Comfortable bed, good location and decent water pressure in shower. Roomy fridge. Filthy microwave. Trash in bedside table. Very meager breakfast choices. No coffee maker, cooking utensils or dishes - must ask for them if you want any of these items. Do not plan to stay there again on my trips to Waco.

Reservations Honored We are a construction company and had 5 rooms booked through April 29, 2016. They informed our staff they would have to check out on Friday, March 3, 2016 after sending me a confirmation for the whole time leaving our guys with no where to stay. We had to come all the way back to MS and then return on Monday.

Bed and pillows were very uncomfortable. It was very noisy with people outside the room

No frills and I mean it Way over priced for our stay. Over $200 for a room that should have been around $100.

Easy freeway access Staff was very polite and helpful. Room was exceptionally disappointing. Chipped furniture, taped up shower head, outdated and sparse. Able to open windows to enjoy fresh air and great weather! Kept one window open a book. Our amenities consisted of two plastic wrapped cups.

Magnolia Farms Visit Not impressed, the hotel wreaked like heavy smoking all down the hallways. The bathroom had mold in the shower.

Run down The staff is very friendly, however everything smells like cigarette smoke. Furniture is chipped, cracked, and busted. Room smells like smoke too, when it's supposed to be non smoking. Appliances and cabinets rusted and from 1973.

Dirty stay while begging for toilet paper. For the price I was expecting much more. Also there was no handicap enterance. There were too many ants for my liking.
