Step 1: Pay surprise $330 co-pay for water softener replacement, on top of your initial $700 home warranty, a $65 service call, then $65 again, and $65 once more for service calls. Step 2: Spend 3 hours on hold, pay $65 then another $65 in service calls trying to figure out why your water softener is sitting in a puddle of water under your sink, your kitchen sink plumbing is leaking, your fridge water/ice doesn't work, and the power to your dishwasher and garbage disposal is dead. Because last year during the cold snap my fridge went off and you decide to deny my claim saying I was behind a payment when I wasn't and you had just approved a call for plumbing.. I'm dissatisfied with y'all's ability to do what's right by the customer. I'm currently looking for someone else.

In one word, "Pathetic". With AC issues I am having Landmark first approved the vendor who gave them a bid, then changed their mind . Clearly to save money they decided to send a different vendor out to "get a second opinion". This after the first vendor ordered the material and parts in my presence, signed a contract with me, and scheduled to start work the next day. Of course my portion of the project around

I had been a customer for over 4 years. Landmark collects a service fee of $70 as soon as you file a service request. The repair crew frequently do not prioritize your repair and it could take 3 or more days for an appointment to check the item. When my garage door would not open and my car was trapped inside, 3 days is clearly unacceptable. I found some one else to do the job and then struggled to get my money back. I've used them 2x. The first was fine, problem fixes the first time, the second company that they sent me to was very slow to respond, and hasn't done a very good job. Still not fixed, and I have no confidence in their capabilities.

They charge you a fee to send someone out but then there's always extra charges once the send the technician out.

Because you contracted work out to cowboy cooling with which did a terrible job on my air condition system and lied to me about the work that they did and charge me for the work and did not do the work that to me is poor management cowboy cooling is terrible and I blame my warranty company landmark warranty for sending them to me

The first company that was sent to our home was terrible and did not do the job. After countless phone calls over the course of a month, our issue is finally being resolved. The only reason I'm giving 2 stars instead of 1 at this point is because every time I call I am rarely waiting more than a minute to talk to an actual person. Unfortunately, they can't ever seem to help with any questions and just say they will email someone to give us a call and then we never receive an actual call back.
