After the plumber inspected and verified that both of our water heaters were actively leaking water in our finished basement, it took Landmark 9 days to approve replacement and that was only after 6 phone calls from us.

They do not cover as much as they leave you to believe and make it very difficult to get payment. The staff was unfriendly as well.

they don't pay for typical repairs. they don't pay for regular wear and tear of home. they don't pay for major catastrophes. they don't pay for anything.

Called to renew my home warranty for another year. The online system was not accepting the coupon code to waive the monthly payment processing fee. I called and talked to Fred F. and he knew exactly what I was talking about, asked the right questions, and got everything settled. In total I was on the phone for less than three minutes and am happy about the outcome.

We have received quick responses to service calls, however we have been waiting a month already for a part to repair our dishwasher. The cash payment offered instead of repair does not cover the price of the part.

1. No invoicing whatsoever. Makes it very hard to figure out if using their services actually makes a difference. 2. No way to track the performance and timeliness of contractors that are assigned. 3. Extremely slow or absent communication from customer service regarding request status.

The warranty is very deceiving. If the item that is being serviced and another problem with the same item is found another service call must be opened. That is not right. If it was another appliance, etc., I could understand that.
