Because, the Terms and Conditions are vague of what products (appliances) Landmark covers only certain product brands especially in the ground pool. And, charges even for preventative maintenance. are covered by Landmark

I wish I could give 0 stars. Review: Landmark is the worst home warranty you can find. We have been without heat or AC since the end of October. It is mid December. Our poor animals and humans in our home are FREEZING. Landmark is waiting on a part from their distributor and we were promised it AROUND December 10th. We have been given the runaround with Landmark. Friday 12/11 we called dozens of times and left call back numbers and had someone even say they’d call us back. That never happened. I had multiple service orders only heard back on 2 of them. Was supposed to receive check in the mail by now. Nothing has come, it's been 6 weeks. I try to call only to wait on hold for 40+ minutes and never reach anyone.

Charge 70 fee for Follow up repairs for exact same issue

I've been trying all day to submit a request for service and it has been a horrible experience. I tried their online system and filled in a ton of information including my credit card information and clicked "Submit" and was then notified online that I couldn't submit that type of request using the online system! The online notice instructed me to call their toll free number which I did and waited on hold for hours! it was soooo horrible. Because like ALL other companies you will find that every "contractor" they send out to do work on your home has way more negative comments than positive on BBB and Yelp websites!

They don't contact my property managers after work has been carried out - instead I get the calls but don't know which property they are reffing to.

My refrigerator broke. The repair cost would exceed the cost of replacing the refrigerator. The landmark Home Warranty requires that them to either repair or replace it. They refuse to do either, and offered me $127.00 in violation of the terms of the contract. This warranty is useless. It is a scam. They know they are breaching the contract. I recommend that you not buy the Landmark Home Warranty.

Once I reach someone they are fabulous. I called in late August because the dishwasher doesn't work. Here we are in mid September and I am no closer to having this resolved. I have been on hold for 60-90 minutes waiting for a customer service rep three times. An incompetent person to look at my dishwasher who decided it was a plumbing issue. Then I had to pay a second fee for a plumber, who didn,t respond for exactly 7 days. Then a 2nd plumber, who was great did come out.
