The worst home warranty company ever!! Don’t trust this company! I had a leaking fridge. The contractor said that the fridge is very old, he couldn’t fix it and it needs to be replaced. He cleaned it and said that if I will have the same problem I need to call to the home warranty company and they should replace the fridge. In 2 months I called to the company with the same problem. They sent another contractor and he found another problem and this problem is not covered by home warranty!!! How do you like it!!! I asked why t... read more

Only having on company that you can use in an emergency and the one company says they cant come out for a week....especially when they are the ones that came out two weeks earlier and installed a part wrong that caused the failure in my system.

The guy comes and looks at my freezer, finds out what's wrong then has to wait for the ok to fix it. 2 weeks later he calls and says he gets the ok to fix it. While fixing the problem he detects another problem and says he has to have permission to fix it. I wait a week then get an email saying landmark has denied the other part getting fixed.

Your dishwasher service request was denied as your unit’s failure was a pre-existing condition. If you are shopping for a home warranty, beware. Make sure you read the fine print. If your air conditioner or any appliance has any type of warranty, Landmark will not help you, even for the labor. Be aware that air conditioner warranty only cover parts and Landmark feels you are completely liable for the labor. If your air conditioner is old, the warranty will help pay for about half of the cost of the replacement but you will continue to pay the same monthly fee through landmark and not get any more services for your air ... read more

I submitted a work order on 8/23/2018 about my AC unit. The AC unit that controls the downstairs temperature does not turn on whenever I set it to cool or heat. The contractor company (Serve way heating and air conditioning) sent an technician to my house to diagnose and told me there is nothing wrong with my unit and I need to turn on the upstairs AC in order for downstairs to cool (which doesn't make sense at all). A contractor they used was unethical, tried getting me to charge out of pocket. Their response times are slow and coverage is obnoxiously limited

Landmark will go to any length to avoid paying for what is covered. I had 3 cases in which they simply refused to pay. They work out a scheme with the contractors to get them to find excuses and claim that the issue is not normal wear and tear. They would not cover the replacement of an 18 years old AC system. The first contractor gave a wrong diagnosis, again to make sure Landmark doesn't have to pay. The 2nd contractor gave a completely different diagnosis.
