My wife and I worked with Pam Gustafson to refinance of our first mortgage. In our situation, we owe more than the home is worth so we were most interested in lower monthly payments in order to pay off a 2nd mortgage sooner. Secondarily we didn't want to pay high closing costs or have them tacked on to the new mortgage.
