Honestly the most horrible rental experience we've ever had. We had to deal with this for one year. We had a problem with the second floor subflooring and after having several sub contractors come by and say the floor is bad. They ignored it and didn't even give us a call back to let us know what they were going to do. It became a real issue after the second floor started to cave in and still ignored it. My husband and I moved into our home in January 2018 (lease signed at the end of December-December 2019). We have had a few maintenance issues (electrical, plumbing, ac not working) and have never had repair issues (other than coming out two times or more for the same plumbing issue because it wasn't repaired the first time) with Progress and things run pretty smoothly where we just live here and pay them rent. Renters BEWARE!!! This property management company will up your rent EVERY year and no matter how you leave your home they will charge you 3x the deposit so they can refurbish it for the next tenant at no cost to them! We lived at our home 4 1/2 years, got a cleaning company to clean after we left...they are still trying to charge us to paint the entire house, to replace the dishwasher...which we reported was broken 4 months before and numerious other charges that should be considered normal wear and tear after 4 1/2 years! ... read more

How is it even legal to raise rentals 120.00 plus. Raising rents is insane especially with rental market and cost of living. People can barley afford to live.. Average of 120.00 to 300.00 dollar rental increase is not reasonable!!!!!

NO MATTER HOW NICE THE PROPERTY IS RENTER BE CAREFUL! Progress Residential Property Management I am sure have duped a lot of tenants over the years. It should be a class action suit against them. Their books are horrible, the accounts are horrible and they are difficult to deal with once you give them funds. People feel like they are a large company, but you should keep good records of your own when renting from them and challenge them to prove what they are saying and charging you for. Where do I begin. My mom and I rented from this company for 3 years. The service was TERRIBLE if you needed something fixed you had to wait days for a response no matter how serious the issue was. Dont Try to reach them by phone THEY DONT ANSWER. My mom and I paid our rent on time for the entire three years we lived there. When we moved out they kept our security deposit and charge us even more money. If I could give them 0 stars I would. This is the worse company to rent from and I had to warn a friend before she made the biggest mistake like I did. They are all about your money. The houses are made to look nice, but in reality are falling apart. I pointed out to them that the house next door to me was empty for 6 months and they end up renting it for $1600 and it is 500 sq ft larger than mine. We left that place better than when we moved in and only got a fraction of our security deposit back!! Charges were criminal! We were charged for not leaving the keys in the lock box when we definitely did, the carpet having to be stretched even though it was new and in good condition, removing a built in shelf that was there when we moved in, said we didn’t have an hvac filter when we just put a new on in and left a back up, painting even though I filled the few holes we made and touched up the paint, tightening refrigerato... read more

I am VERY disappointed in this property manager! We have only been in our property 4 months and are moving due to insufficient ability to correct repairs. We have to frequently request maintenance orders and we are lucky if they, for one...get them correct or respond in a timely manner, for two...actually repair them correctly, bathroom toilet and sink are still LEAKING!!!
