They require a pet fee that in their contract that does not outline what it goes towards, i.e. damage of any kind or smells that your animals could leave behind. PSA!!!!!!! DO NOT RENT FROM Progress Residential !!!!!I called and gave them our 60 day notice and asked the person if we needed to come in and fill anything out, or send anything in to them and she told me NO that she would put it in the system and that was it! Then 20 days AFTER our 60 day notice passed they sent me a form to fill out and said we were past due giving them notice and are keeping $750 from our security deposit! It saddens me to share such a negative review, but after months of issues, and attempts to resolve such issues, I don't know where I should go next. Our home has provided nothing but headaches since we moved in. The home was not clean. The kitchen cabinets were sticky with grease. There was so much grease residue on the vents of the microwave I had to soak pieces in Goo Gone to be able to fully remove it. Absolutely the most fraudulent rental company. Please stay away from this company. All military please stay away. They have every intention of keeping your security deposit. They are very terrible. No military should ever recommend this company. . Please do not rent from them.

I read a few reviews online when we first started dealing with Progress Residential but naively thought things would still somehow work out for us. We were looking at a remolded rental in a prestigious community in South Broward. They first hooked us with the $45 application fee, $1000 off our first month, full security and no last month. So 5k move in as opposed to 9k which sounded enticing. Ladies and gentlemen... I don't even know where to begin. Long story short... the past year was terrible, awful... etc., etc. Starting with the fact that we moved in to what we thought was a nice home for $2600 a month (South Florida)... and a day later our downstairs bathroom backs up and I end up walking in a poop/water mix. This company is very hard to work with and I am a landlord myself so I have some perspective. The most recent issue is their $150 late fee that they lead you to believe is not reversible due to fair housing act. I have yet to see where that applies. Their Auto-Pay system is old but is handy so I dont have to remember to pay anything. STAY AWAY!! No one I have ever spoken with has had a good or even average experience with this leasing company!!! Can never contact them by phone, their lease is ridiculously landlord friendly, and they nickel and dime you for every penny. Get charged extra fees PER MONTH for utilities just to keep them in Progress Residential's name (you have no choice in this), a renter's insurance penalty if you choose not to buy, "trip fees" for a repair person to even COME OUT to the property, lest you actually need a repair, etc. Total... read more
