TENANTS CHECK YOU LEDGERS FOR EGREGIOUS FEES! DONT RENT WITH THESE PEOPLE I am now being forced into evictions by this company! They have charged me over 2K in attorney fees for filing an eviction but I was never served eviction documents. Now they are refusing my rent which will NOW result in eviction court. I have been trying to reach a live person for weeks to bring this to their attention but no one will answer or give me a call. Maintenance has been to our house more times than I can count. Mold that won’t be addressed. Oh my favorite maintenance came out and said he wasn’t sure if we had a gas leak but he will call someone else to check. That was Nov. we have a leak somewhere upstairs that has been leaking for 3 months we called them and they came 3 times said it wasn’t leaking despite showing them a video. 4th guy comes and says don’t use your master bathroom shower. Update 11/28 I called the emergency line at 9:30pm on 11/27 due to a wall outlet being complete burning to the touch about to catch on fire, they stated the submitted the workorder than i had 0 contact till the next day on 11/28 at 930am. I had to call the fire department out due to the entire wall getting hot from this electrical outlet. The called me back the next date to say they will send someone at 2-6pm????? Their customer service is awful. Our move in was a disaster because our POC wouldn’t return our calls or emails. They have no interest in fixing maintenance issue, just putting on a bandaid. And they got our water cut off because their vendor messed up and they didn’t follow up. They care about your rent money and nothing else. Go with a landlord who cares - this one doesn’t.

Our pool has been unusable all year - 9 months of complaints and over a half dozen different companies coming out to do nothing beyond toss in a handful of chlorine pellets and take a picture. Progress Residential responses range from "the pool company said they serviced it" (obviously whoever replied can't open video or photo attachments to see that the pool company didn't), or "you need to contact the pool department" (which you can't reach, when they exist, which isn't all the time), or basically silence (because why resp... read more

UPDATE: I thought they were a good company to rent with. Now I doubt I rent with them again. First, the house needed several repairs when I moved in (kitchen drawer fallen off, shower door won't close, missing light bulbs, dead garage remote, tub caulking missing, etc). I was ok with it because they fixed them. My garbage bins were falling apart & unusable. I was told to call the company who said to leave the bins on the curb to be replaced. I was charged $135 in violations for leaving the bins out. So they give me unusabl... read more

RUN! DO NOT RENT HERE!! Hell with the AC SINCE MOVING IN. They don’t take accountability for their mistakes and you basically just have to take what they dish out. Every 3 months they are patching up the AC instead of installing a new one. It is over 100 in Texas this week and this company makes you wait hours for a service call, it is 87 and counting in this property. I want to warn future tenants about the dreadful experience my family and I had with Progress Residential. They have been unreliable, unresponsive, and negligent in addressing our issues. We have been without air conditioning for days, despite multiple reports with no response from their technicians. It's 77 degrees inside, causing discomfort and posing health risks, especially for my pregnant wife and our dogs. This is just one of many problems we've encountered.
