I need to know why my mortgage rate is <br /> increasing my payments has been paid on time my Escrow is paid In full before the 5/1/2022... I have contacted my county tax assessor inquiring about my property taxes that hasn't been sent out for the Year. I have questions I need.

I had a flood the insurance didn’t pay a dime so I switched from State Farm to USAA. It’s been nothing but issues since then. Both insurance companies and TMS insurance/tax dept say they received their their crap. So we should be good. Nope. Although USAA say???? On the escrow, TMS says I’m /700 short which is impossible . I’ve been playing their game, paying almost $500 more a month on my mortgage. During COVID I became 100% service connected vet and SSD. Going through a modification for over three months with the company and through out this process they never stated that our overage of our escrow would be put back in at the end due to the underwriter making this final decision, but not clarifying with us till the end. It should have been detailed and communicated throughout this process but it wasn't.

If I could give zero stars I would. They messed up my escrow account last June. Now they messed up my mortgage payments. Never been so upset.

I came here to write a mediocre review - I haven't had the best experience (they messed up my escrow payments) but my biggest complaint so far is that they cram so much sunshine, happiness and rainbows down your throat that it feels like dealing with a day-care center rather than a bank.<br /><br /> However, after seeing on their website that they advertise 810 five-star, 57 four-star and 18 three-star reviews with nothing lower, and on this website that 38% of all reviews are one-star, makes me sick to my stomach. Here I came to write a 2 star review over not being contacted about my Insurance Policy being canceled. I was not notified by mail, or by email despite being signed up for paperless billing. Also, I did not have the notification listed anywhere in my documents. The only ones who knew about it were the previous insurance provider and TMS, leaving me with the entire bill for water damage. Their service is terrible. My payment went up $500 a month to my escrow by their mistake and still fighting it. My escrow was at $4700. They double paid my home owners and charged me for it. So I now pay an additional $6000 a year with no reason. I wonder who makes this money

Website, mobile app, AND self-service telephone # do not accept any valid payment date so there must be a bug in the overall payment accepting software. Sad... it is such a waste of time! Authenticator apps and e-mail are useful for 2FA, but not offered at TMS. Some interest computation tools for the remainder of loan would be useful. Other financial entities do all of this in a much better way, so it seems like TMS is falling behind.

Absolutely terrible customer service. The servicing of my mortgage was switched to TMS over a month ago and after many calls and weeks of back and forth, they still haven't succeeded in setting up online access for my account. The last 4 customer service people I've spoken to have contradicted each other on what needs to happen next.
