Very knowledgeable, provided independent opinion on a property which needed some work. Ended up not taking a mortgage after learning about some of the requirements put in by the mortgage company. I recommend Timothy and plan on using his mortgage services in the future.

I have used Mr. Sutherland's services for several loans over the past 5 years, most recently on a refinance in the Spring of '12. I continue going to him because he is professional, quick, and easy to work with. He promptly answers any questions I have about a loan or process, and his staff seem thorough. Tim Sutherland has the best rates, not to mention a high level of service. He is extremely responsive - answering emails late in the day and also on weekends. He is honest and will answer all of your questions in a timely manner. His team is excellent as well. I would highly recommend Tim. Do not let the fact that you are working with an out-of-state lender be a deterrent. In the age of the internet where communication is mostly electronic anyway, this should not matter. Timothy Sutherland is a loan officer at SunTrust and a phenomenal resource. Elapsed time from the moment we sent inquiry via Zillow and until he called us was measured in minutes. Few pertinent questions later, quick credit score check and he was able to prequalify us over the phone. What is more he stood by the rates quoted on Zillow! The process was smooth, efficient, professional and no-nonsense straightforward. Just a pleasure to do business with him!

Tim got back to me right away and presented the info I asked for in an easy to understand method. I did not have to hound him for the details of the loan as he gave me a sheet with pricing and everything up front. Tim was very pleasant on the phone once I spoke with him as well. I'm glad I looked at his reviews before as they were 100% spot on!

I higly recommend Tim and his team. Tim is very responsive and helpful, and offer competitive rate and fees. I like the daily updates and the weekly highlight too. My deal is not closed yet due to ongoing negotiation with the seller, but look forward to closing the deal with Tim in the coming month.

3 months ago we had no hope on being able to refinance our house that was hopelessly underwater.
